Bonney Lake has grown faster than almost any city in Pierce County, and most of it is new. The subdivisions across the plateau — off SR-410, around Lake Debra Jane and Church Lake, and out toward Tehaleh — went in from the 1990s through the 2020s with PEX supply, PVC drains, and high-efficiency or tankless water heaters. That's good news for homeowners, but newer systems have their own timeline: pressure-reducing valves that stick at 15 to 20 years, tankless units that need regular descaling, and builder-grade water heaters and fixtures that wear out together right around the second owner.
The lakes are a different world. Homes around Lake Tapps, Lake Bonney, and Inlet Island started as summer cabins in the 1950s and '60s and were converted to year-round living one remodel at a time, leaving a mix of galvanized, copper, and PEX behind the walls, long service lines down to the water, and — very often — septic systems rather than sewer. We map the whole system before quoting a repipe, and when Pierce County sewer becomes available on your street, we handle the side sewer connection and the septic decommission as one job with one price.
Water on the plateau comes from City of Bonney Lake wells supplemented by Tacoma Water wholesale, and it runs moderately hard — enough that tank water heaters silt up faster than in Seattle-supplied cities and tankless units benefit from annual descaling. Many lake-area and unincorporated homes are still on private wells with their own pressure tanks and treatment, which we service as well.
Permits inside city limits run through Bonney Lake Community Development; Tehaleh, Prairie Ridge, and much of the Lake Tapps north shore are unincorporated and permit through Pierce County, with septic matters through the Tacoma-Pierce County Health Department.
