Everett is Snohomish County's largest city and the far end of our Puget Sound service area — about 60 to 70 minutes from our Federal Way headquarters via I-5 outside of peak traffic. We're straightforward about that distance: scheduled work is booked in confirmed arrival windows, the drive never changes the price, and emergency calls are dispatched 24/7 with an honest ETA and phone guidance on shutting off the water while we're on the way.
The city's housing spans 130 years. North Everett — Riverside, Bayside, Northwest, and the Grand Avenue bluffs — holds Victorians, Craftsmans, and box houses from the 1890s through the 1920s, with galvanized supply lines, cast-iron drains, and clay laterals feeding into some of the region's last combined sewers, which back up in heavy rain. Delta, Lowell, and View Ridge add 1940s–'60s stock; the Silver Lake, Eastmont, and Cascade View neighborhoods filled in through the 1980s and '90s, putting many homes in the polybutylene window; and the Boeing plant, Paine Field, and the Casino Road corridor make Everett a major commercial plumbing market.
Everett's water is the best in the state — the city's Spada Lake supply is so soft it's sold to most of Snohomish County — so scale is almost never the problem; age, pressure, and the combined-sewer legacy are. Boulevard Bluffs and the Port Gardner slopes add long service lines and drainage on steep lots, and the downtown revival has brought new apartments and mixed-use buildings that need commercial-grade service.
Permits for water heaters, gas piping, repipes, and side sewers go through Everett Planning and Community Development, and we pull and manage them for you.
