Almost everything on the Sammamish plateau was built after 1975, which sounds like good news for plumbing until you look at the decades involved. The first big wave — Pine Lake, Inglewood, Sahalee, and the original Klahanie phases in the late 1970s through early 1990s — landed squarely in the polybutylene era, and gray poly supply pipe is still hiding behind walls in a large share of those homes. The second wave — Trossachs, Timberline, Aldarra, and the newer Klahanie and Beaver Lake neighborhoods from the mid-1990s on — used PEX and tankless systems that are now reaching the 15-to-20-year mark where pressure-reducing valves stick and builder-grade water heaters fail together.
Sammamish homes are big, and their plumbing systems are complex: multiple bathrooms, recirculating hot water, high-capacity or multiple water heaters, and irrigation systems that all depend on correct pressure. The plateau's elevation changes mean pressure zones vary block to block, and a failing PRV is one of the most common calls we take here — banging pipes, a dripping relief valve, and fixtures wearing out early are the tells.
The lakes are the exception to the newer-construction rule. Older homes around Pine Lake and Beaver Lake started as cabins and were expanded over decades, leaving mixed piping behind the walls and, in many cases, septic systems rather than sewer.
