Tacoma has some of the most beautiful old housing in Washington — and some of the oldest plumbing. The Craftsman and Victorian homes of the North End, Stadium District, and Old Town were built when galvanized steel supply lines and cast-iron drains were state of the art. A century later, those pipes are narrowing with scale, rusting from the inside, and feeding the low-pressure and discolored-water complaints we hear on nearly every North End call. Our crews repipe these homes in PEX and copper every month, working around plaster walls and original woodwork rather than through them.
Underground, the story is the sewer lateral. Tacoma homeowners are responsible for the side sewer all the way to the city main, and much of the city's residential stock still runs on original clay or Orangeburg pipe under mature street trees. Roots find the joints, bellies collect grease, and the first symptom is usually a slow tub or a gurgling toilet. We run a camera before we quote anything, so you see the pipe and the repair options — spot repair, lining, or trenchless replacement — with real numbers, not guesses.
South Tacoma, Fern Hill, and the Lincoln District bring a different era: 1950s and '60s ramblers with aging water heaters, original shutoff valves that no longer close, and add-on bathrooms plumbed by three different owners. Northeast Tacoma and the Browns Point hillsides add pressure-regulation and slope-drainage issues. Tacoma Water is soft (Green River supply), which is easy on fixtures but doesn't slow down corrosion in old steel. We've worked across all of it, and we quote each job for the house it actually is.
Permits in Tacoma run through Planning and Development Services, and we pull and manage them for you on water heaters, repipes, gas lines, and side sewer work. Because Tacoma sits just south of our Federal Way headquarters, response times here are among the fastest in our whole service area — emergency calls from Ruston to Parkland are typically on site within the hour, day or night.
