Shoreline was built almost entirely in one burst — the late 1940s through the 1960s — and its plumbing is aging on the same schedule. The ramblers of Ridgecrest, Briarcrest, North City, Meridian Park, Parkwood, and Echo Lake went in with galvanized steel supply lines, cast-iron drains, and clay or Orangeburg sewer laterals, all of which are now 60 to 75 years old. Falling pressure, rusty first-draw water, and sewer lines that back up again a few months after being snaked are the everyday Shoreline calls, and we solve them permanently with PEX repipes and camera-guided sewer repair.
The western neighborhoods change the picture. Richmond Beach, Innis Arden, The Highlands, and Richmond Highlands sit on bluffs above Puget Sound with long service lines down steep lots, slope drainage that stresses joints, and pressure that varies block to block. These are also Shoreline's larger homes, with recirculating hot water and multiple heaters that need a plumber who understands the whole system.
Light rail changed Shoreline in 2024, and the new mid-rise apartments around the 148th and 185th Street stations bring commercial-grade plumbing demands to a city that used to be all single-family. Water throughout Shoreline is soft — Seattle Public Utilities in the west and Shoreline Water District in the east — so fixtures last, but soft water does nothing to slow corrosion in old steel pipe. Sewer service is provided by the City of Shoreline, which absorbed the former Ronald Wastewater District.
Permits for water heaters, gas piping, repipes, and side sewers go through Shoreline Planning and Community Development, and we pull and manage them for you. Shoreline is about 40 to 50 minutes from our Federal Way headquarters straight up I-5 outside of peak traffic.
